Hjaalmarch small house not appearing

I am dealing with a very difficult bug. Have Hearthfire dlc, successfully built Lakeview Manor, and started on Hjaalmarch. The quest arrow on the drafting table went away and none of the things I built at the Hjaalmarch workbench appeared. Worse, there are two of everything in the small house at Lakeview Manor and I cannot access its main hall.

Update: cleaned dirty edits and then removed workbench in Hjaalmarch small house. Quest updated and allowed me to build the main hall. Problem now is that the small house won't appear and I can't build it because the game thinks I already did. Tried resetting the quest stage and turning the quest on and off. Also extensive Google research. Can someone please help me fix this bug?

i have that same problem but im lvl 14 and it was my first hold besides whiterun i became thane in i tried to make the house but it wont appear.

This is happening to me too. I think it may be related to skipping the quest options cause you have to do it in the right order for the quest to update and if you skip ahead nothing happens. Unfortunately I don't have any saves from before I started building the house.....Really upset right now. Unlike Lakeview there is a quest which is creating the problem methinks.

Okay so I re-rolled my character and finally got to this quest again. It turns out that the quest is bugged. The step that tells you to use drafting table to begin building your house is the problem. When you select the small house layout the quest moves to the next step which is to use the bench to create the foundation without completing the use drafting table step of the quest. So the next step does not happen even after you create foundation because the use drafting table quest is not complete. Not sure if there is a fix for this yet but will be working on it some more. I'll let you know if I find something.

So I guess a fix never happened or you never updated??? If you have a solution, I would LOVE to know what the fix is. Can I console command finish the quest maybe??? Two F#CK!NG years after Bethesda releases this and it still isn't fixed....pathetic. I am running 71 mods, and Skyrim is beautiful and works perfectly, EXCEPT for the official Bethesda "mod", of course the official dlc is the only thing that's broken in my 64GB Skyrim folder....lol
It really is pathetic that Bethesda can't make their own games work properly, I love Skyrim, but I despise unfixed bugs...

Use this to remove Hjaalmarch hold quest from jurnal:

showquesttargets *Shows all current quest IDs. See Hjaalmarch hold quest ID.*
GetStage <QuestID> *Used to get the current quest stage for quest*
SetObjectiveCompleted <QuestID> <stage> 1 *set the quest stage as being completed*


If you want to remove drafting table and other related objects on the map use console, click on them and type:

I found the problem for me anyway.. its the Mod Birds and flocks take that mod out GL

Not sure if this is still an issue for anyone, but I spent several hours looking for a fix to a few similar bugs for my house in the Pale. Problems:
1. Using drafting table for first time did not clear the "use drafting table" objective from journal.
2. Roped-off area was not present at site.
3. House did not appear when I proceeded to build.

READ THE FIRST PAGE. It lists all problematic mods at the time of posting.
NOTE THAT UNOFFICIAL SKYRIM PATCH MUST BE REPLACED WITH UNOFFICIAL LEGENDARY PATCH. That was the problem I had!! Replacing the old patch with the new one fixed everything for me. I had uninstalled mods, quit and requit the game many times, but all I really had to do was replace the old patch. Hope this works for anyone else still playing and getting hyped for the update!

To anybody who's having this problem, I might have a solution.
It's a annoying solution but I'm afraid there aren't many options left to choose from.

What I did was disable all of my mods, including the heartfire DLC.

I then loaded the game, made an separate save, quit the game again.

I then installed the heartfire dlc again.
Loaded the game, checked my journal, the quest was removed.
I walked to the steward whom sold me the plot of land.

Turned out I had the default dialogue again. I fixed my save.

This might nog fix your house, but atleast it might fix your save.
Should work for both console and PC. Given you follow these steps.

To check if it worked look for these signs.
A courier comes to you bearing a message of jarl siddgeir
You can buy the land again
The map marker of the plot of land is gone, and so is the house
You can play with kids
Heartfire items are present

I hope this helps the lot of you, would be a shame if any of you stopped playing this beautiful flawed gem named skyrim, I too have a love/hate relation with her, but we make up XD

So I ran into this problem on PC with no clear solutions to work for me. This solution however worked for me.

1- I uninstalled or disabled the hearthfire expansion along with all my mods dependent to it.
2- Launched the game confirmed the DLC was no longer installed.
3- Made a new save.
4- Reinstalled or enabled the hearthfire DLC.
5- Launched the new save and waited till a courier came to me with the letter to start the quest.

So unfortunately I had completely finished the Lakeview house but now have to do it again, a minor setback as opposed to having to uninstall all my mods or restarting my level 94 character playthrough.

I hope this solution helps.
