Problem with Delphine

I've looked around and found a few bugs related to Delphine but I can't find anyone with the same problem I'm having.
I've started the main quest after doing a fair amount of other stuff (DB, Helgen Reborn and a few other side quests) and on the "Horn of Jurgen Windcaller" quest I've hit a snag.
I've gone to see Delphine in the sleeping Giant Inn and managed to rent the attic room, however, the bed in the room is "owned". I solved this with the console (seleceted it and put "setownership" but Delphine won't come in to speak with me and progress the quest.
I've tried waiting, sleeping, talking to her and I don't know what else to do.
I've done the main quest with all of my current mods before so I don't know what's causing this.
Suggestions?

Solved:
On a whim I tried renting a room from Delphine (not the attic room) and then went back to rent the attic room. This opened up a new dialogue and seemed to kick start the next quest. Hope this helps someone else in future.

I did the same thing, although I went outside and waited 24 hours before going inside again, renting a room(not attic) then using the bed on the so called attic room. She immediately started talking to me after an hour in the attic bed. Don't think it's required though, buzz version is the one that is needed I think. Thanks for the comment Buzz, it was a help to me.
