i have the HD dlc b4 hearthfire as it was 1st to adress some of the bugs on initial release plus i have 40 plus mods to improve skyrim on my end and thats at the top of the loadorder
Though if I'm making out your grammar correctly, you're saying you're loading the high-def DLC before the paid DLCs? That's a no-no right there.

the unofficial patches are 1st followed by the some armor mods then some race mods enviromental HD mods (like static mesh improvement mod) then some race mods (like Fennec by jelly) last the weapon mods
reguardless of the player owning land and this is at the start of the game i might add on my end where the jarl allows you to buy a house from the steward and when you take the house the object loops and he never gives you the key
i found the problem Hearthfire dlc causes the houses to be unbuyable as in the stewards will loop the topic even though you are well known enough to own a house in any of the 5 default cities that have them only work around is unchecking the DLC and assoated mods to ensure ya get the 5 houses then recheck the dlc and any mods tied to the dlc
