Here is the case. All the bugs that can be fixed related to that case are done in Unofficial Skyrim Patch. If you already have that, or the recommended Legendary version as merged mod, then only way to deal with this is to load a save prior of entering the house in the first place. Setting stages do not deal with quest triggers and this house is one of them.
If you have all DLCs, then install USLEEP. If you don't have all DLCs, then install older separate patch(es). It does fix the problem with Karliah.

You can try setting other quest stages that were presented in UESPWiki page. USKP shold fix the problem with Karliah and setting proper stages may fix the other problem for you, but I honestly can not promise they will - entering in to that house prior of the quest is known to bug out Thieves Guild questline badly.
i don't really want to contemplate reloading as i have done SO MUCH since i took chillrend or when i had almost finished hard answers.
i guess i'm just gonna ignore this and idk look up the quest rewards for the nightingale stuff and just add it in through console. thank you SO much for your help though, you have been very helpful :D
(enchant a peice of armour through console to reduce time between shouts by 100% and just ♥♥♥♥ up solitude. quite nice for when you're pissed off at this glitchy game)
