Breezehome Fully Upgrades Mods Cant buy a mini bar and study room
I used this mod before in my first game and it was perfectly fine, then i started new game (new save file) i'm using exactly the same mods from the previous game. I bought the breezehome but i directly went to gereth (i forgot the name) to do my upgrade (no jarl's steward assistance).

then i found couple problems:
I can't upgrade the minibar on the 1st floor, neither the study room (display cases & 2 mannequins) on the 2nd floor.

So i checked back to the sailor (gereth) and i couldn't find any option to do more upgrade for my Breezehome.

What did i do wrong? should i go to steward of the dragonsearch's jarl? but i'm scared that will be ruined my home (crash with the sailor upgrade)

Breezehome mods are often incompatible with Hearthfire

but it worked perfectly fine in my previous game (Heathfire installed)

I believe you must first furnish your home completely with the steward. Then enter Breezehome where you will find the notes written by Garath. You can then go to the inn and buy the upgrades from Garath. I tried it once without first buying the furnishing from the steward and when I entered Breezehome there were no notes from Garath and he would not let me buy any upgrades.
edit As far as I know this mod has no conflicts with Hearthfire. It does have a conflict with Skyrim Project Optimization and I never have found a patch for that although there may be one out there.

Thanks Man, I solved the problem by doing what you told.. :) but i lost 1500 gold hehehe
