After offering to adopt, the chat closes.

Every orphan I try to adopt, after they ask me if I have a home where they can live, the chat just ends.
I have all of the requirements, however it is a modded house.
Also, the one time that i did manage to adopt, the child is still just saying let me get my things etc

Since you said you own a modded house it's likely that the adoptees aren't recognizing it as a viable house. Do you own any vanilla homes that are furnished for kids?

No, but I do own the house in Riften that I could furnish. But IU have used the 'Bless this home' spell

And, not all modded homes are adoption friendly, as they do not have the required tags in the records. Basically, unless the mod author states that a home is adoption friendly on the mod's page, it cannot (or should not) be used for adoption.

The page on Nexus where I got the house from says it is adoption friendly- and comes with beds.

No, I have modded orphans so I assumed I didn't need the letter? I have killed the old woman in the orphange though.

I suggest trying two things:

First save your game.

Then furnish you Riften home for kids and see if you can adopt both a vanilla kid and a modded kid. If you can't adopt at all then it's likely because you need the letter.

After that, reload, get the letter, and then try adopting as above, but for your modded home.

Let us know what happened with both attempts.

Well, I think we know now that it is the house.
The house in Riften I could adopt and they'd make it there and everything's great- even without the letter.
The modded house, well, it seems like the chat doesnt close, but they still never make it to my house- even with the letter.

Well, it's Stormcrown Estate, but, it turns out it was a mod conflict! Apparently Prince and the Pauper makes Multiple Adoptions break
