Steward - No Purchase Dialogue
Every time I go to my steward at Lakeview Manor to try and buy furnishings, no dialogue ever shows so I can't purchase anything even though I built all the rooms in the house. Without the conversation, I will have an empty house.

I would recommend you build the furnishings yourself. Having the Steward do it can sometimes bug out the furnishings, and take a long time to complete. (Days or even weeks).

Also make sure he/she is not a follower. You'll have to dismiss them to get the dialogue.
I also recommend you build your furniture, because the steward will buy the wrong stuff, or at least the one time I used a steward for furnishings I got...well garbage.

Far far better to take your time and build everything yourself.

as listed in UESP skyrim personal steward

"The amount of time it takes for stewards to furnish your house depends on the number of times you leave the area. The fastest way to complete the process is to find the border of your property and cross it repeatedly until the furnishing is done (PC players can quickly find the border using the tb console command). There are several areas where this can be performed, including:

Lakeview Manor: Go South from your entrance door. After the carriage driver and just before the small pond next to Pinewatch are two large trees growing next to the rocks on your right. The border is between the trees.

Windstad Manor: Go straight east from your entrance door, up the hill. The border is between the two trees growing next to the rocks on your left. (There is a third tree on your right.)

Heljarchen Hall: Go straight south towards Loreius`s farm and pass your stable and carriage driver. Where the rocks on your right end are two blue mountain flowers. One of them is growing next to a dead branch. The border is between the two flowers.

Stewards who are Blades will stay at the house that they are steward of, and not go back to Sky Haven Temple.
There is no option for Stewards to furnish your cellar."

I can't buy the Carridge or Chicken stuff either as there is no option to buy or build them. I have no options except build the house which I fully did.

Are you using the patch? HF is a bit (more) buggy.

Yeah, I'm using the Legendary Patch but it still does nothing to help.

Who have you used as your steward?

Rayya

From personal experience I have had some occassions where having bought the cow the chickens weren't available to be bought until after a bandit raid where the cow was killed. However not having any dialogue to talk to Rayya, seems very strange.

I would sleep for a month in a small bedroom that is not Lakeview and preferably in a different hold so that all of your skyrim gets reset then try it again.

Just to be sure you don't have the Lakeview Extended Hearthfire mod? Because once that mod is activated then your steward becomes irrelevant.
