CTD on Katla's farm, possible cause some bugged NPC?

I'm doing the Diplomatic Immunity quest and when I try to approach Katla's farm, where Delphine is waiting, the game crashes. It also crashed multiple times when trying to approach Kynesgrove, but somehow eventually I got there by cleaning my save. That doesn't help with current crash though. Is the culprit Delphine? When I use console command TAI I can go to the area, but as soon as I put it back on the game crashes... I tried to set stage but ended up in the Thalmor Embassy naked... Not really immersive...

I should have no mod related problems. Load order is sorted as are any conflicts, have cleared all script problems. Is it base came problem? I've actually seen many topics all over the internet related to the Blades quests but no solutions.

Posting your load order would help. Maybe we can see a problem with one of the mods that you can't.

Definitely sounds mod related. Post your load order using LOOT and you should be able to get help. Though after using all those console commands to try and fix your problem you have probably buggered up your game enough that you will have to go back to a save before you used console commands.
