What exactly lighthouse do?

Without it, your ship will always crash when you go to an island that does not have one. With it, you have like a 50% chance to crash, then 33%, then 0%, based on its level.

What % have each tier? No lighthouse = obviosly 0% but what about iron tier?
You mean 33% for wood and 50% for stone?

All I know is the first upgrade is 50%, the second is 33%, and the last is 0% chance to crash.

I am not sure about the % of chance. It seems it is rather a number of days. The lighthouse will decay slower and slower with each upgrade, so if you plan to come back soon to this island it may be a good investment.
