In Chapter 2 I dont know where I have to go!
So i met that Real Estate guy, refused his offer, met with my buddy, he suggested me to accept, then I had to go to the city to hear more about this organisation. I went to the city but no marker where I have to go.
What the heck I am supposed to do? Did some side quest but I always end up fighting with random guys...

Talk to some random NPC, if I recall there are 2 people near the Rush Style master who speaks about the Real Estate.

After talking to them they mention something about behind Theater Square, go to near the Bowling place to proceed with the story.

at the crossroad next to the Baseball place there are two people talking listen to them. Then go to the Bowling alley there you can meet Tatsu and learn the beast mode. After that talk to a npc yelling at a yakuza. He is on a horizontal street I belive he is on a street south of the bowling alley or maybe the same one

It follows true RPG rules. Go around checking the place out, talking to people, and gathering clues. I actually relaly enjoyed, just walking around till I found the people I needed. Really helps you to get to know the city.

will itt happen in the future too? Cuz if so, maybe I'm gonna pass.. i have hardly any time for sandbox games, i just wanted to go through the main story :/

When you meet up with buddy he'll ask you to buy a gift or something, go to the M store near the batting cages, and buy a box of candies.

This is not a place to argue, but dude, its a sandbox game, it has side missions and you can do whatever you want in the city, despite its not too much to do... and you are not forced to complete immidiately the main missions. Did you ever played Mafia 2? I bet no :D

Anyway, thank you for the informations, i'll try to get over that freaking part of the game :D

If you get stuck during the game you could always take a look at IGN walkthrough it's pretty nice it broken up into the chapters of the game... to get an idea if the IGN walk through would good enough for take a look at chapter 2 walk through http://www.ign.com/wikis/yakuza-0/Chapter_2:_The_Real_Estate_Broker_in_the_Shadows
