First of all, I will tell you what the Cleanest houses are. Pink House is completely free of dirt and trash. The recently added Summer House has minimal trash and dirt, but the trash that is there is tricky to find, so it might take you some time to find the last few pieces.

If you like cleaning, get the HGTV, Luxury and Pets DLCs (if you haven't bought them already). Every single house in them needs a clean, often the outside walls as well. The amount of dirt inside is average, but most of the properties are big, so there's lots of stuff to clean and sell in each one.

HGTV houses especially, also have awkward floorplans, which it makes sense to improve.

but as we work our way through the DLC the HGTV hase, luxury DLC has some woozies to cleanup up.

Not really. It may Look like the dirtiest, but the ceiling, for instance, can be cleaned in just a few clicks, and the flooring changed in a few more. The walls need painting though :)

Good point. The indoors, being a shell, is not too bad, but cleaning up the garden and laying the lawn takes Ages.

Jessica's mansion (Luxury dlc) comes to mind as pretty dirty. There's at least a metric ton of trash there. Actually most of that dlc has a lot to clean up. Pets too.

I don't mind, I love the clean-up part of flipping. The more dirty and trashy, the better! I find it more satisfying, because the difference in before/after is so huge.
