Bathroom is small and only fits 1 toilet. Don't need anything else in there.
Buy a kids bed, he can sleep in those and it turns away the grown men from buying in his place.
Place a kids desk next to the bed, and a bookcase (any bookcase will do) near the desk.
Make a small room barely bigger than the kids desk, fit the kids desk in there and prep it to have a door but don't give it a door.
No carpets or pictures, otherwise the arts girl or the old couple will outbid him.
Make a small sauna. I'm not kidding, he likes saunas even though he will complain about it.
So in total you want:
Bathroom. (toilet only)
Bedroom with kids bed, kids desk and bookcase.
Small open room with kids desk in it.
Small sauna with your typical sauna stuff in it.
I was able to do this and turn a little profit from the first office. As a heads-up from my personal experience, it's only worth selling to him for the achievement. Anyone else will get you more cash cause Chang is broke cause he's a student. That's why you generally sell him a cheap house.
Colour doesn't matter with any of the buyers. They claim to like particular colours, however show no preference for those colours in their reactions or comments. So don't worry about only using green for him unless you want to :)
Keep the furniture cheap and minimal. If you have more than one option for a type of item, always choose the cheapest one and don't give him anything that isn't vital.
Leave out all accessories. If he's in the lead after you place all the main furniture, you can go back through the rooms to add a few small extras, however do the most important ones first and make sure they're as cheap as possible.
Take out all radiators, however make sure he has lights at least near his desk if not in all rooms of his house.
Try to avoid giving him a 3 room house or a lot of wooden furniture. There are other buyers who will be more interested in those. 2 rooms can be problematic. I've found 4 rooms work best for me, so he has a separate bathroom, kitchen and bedroom/study. I usually don't do much for the fourth room, just make sure it's not a wardrobe, sauna or living room.
In the bathroom, give him a shower or a bath, not both.
For the kitchen, a small table, one chair, a cheap fridge, cheap and minimal cabinets with a sink and I've never sold him a house without a stove or stovetop. No microwave, electric kettle or coffee machine as he doesn't seem to want them but other buyers do. I usually give him a kettle and the cheapest range hood, but that's it.
In the bedroom, a single bed, a desk, a chair, a chest of drawers, a mirror, a rug/carpet and good lighting is all he needs. I sometimes add one of the cheapest pictures too. The most important thing here is to add a toy or two so the room registers as a child's bedroom.
If you can, put two shelves or bookcases in one of the other rooms instead of in the bedroom, to avoid accidentally making the room into an office. Chang Choi needs 2 bookshelves or bookcases, but they can be in any room and he'll be happy.
