How are houses priced during auction?
I was wondering if there's a known algorithm for how the value of a renovated house is calculated. Right now, the game doesn't tell you what effects any specific change you make to the house does to the price, it just gives you a final total without a breakdown. I couldn't find anything on the wiki, either.

Number of bedrooms and bathrooms are the biggest factor, doesn't seem to matter what other details ya do to it the more it has the more it shoots up

Bedrooms and bathrooms do have something to do with it, however, it also depends on how much time you spent on it, how many extra features you put in, like rugs, blinds, etc. If you just randomly waltz through a house putting a bed in a few rooms to trigger them as bedrooms, a sofa to trigger a dining room, etc, you will definitely sell it for less.

From my experimenting, time doesn't seem to matter. It seems to matter how "new" things are though.

I am not sure how it works, some houses I just clean an flip for a nice profit, others I spend tons of time and paint/tile, put in all new stuff, full furnish the house and get low selling price. Example I just cleaned up the Sports house and flipped for a $120K profit, spend 4 days on the Family values house and first got a profit of $50k, went back and took out the pool/sauna and mowed the grass and boom it went up to $100k profit.
