is there a "creative mode" in this game
i like the idea of house renovations and the career looks like a good time killer, but this game looks like it has a LOT of tools for a pleb like me who's not an architect be somewhat able to "build" their own dream home.

so like the title says, is there a mode that lets me go full ham with all the options to build your own house and furnish it?

It is not a house building game. The idea is to flip houses, or in England, renovate. You start out with a small budget, doing certain jobs that unlock tools and certain advances. When jobs are completed, you can then buy the property. But, this is not about gain, it is about expression, artistry, imagination. There is no end to this game. There are hundreds of items to purchase, then there is the workshop, and you get a family of other Flippers to help with advice and ideas. Get the game, it is fantastic.

I find the game to be more of a cleaning/decoration game than a house building game. You can tear down and put up interior walls, but you cannot change anything with the outside walls. You can't move doors to another spot, although you can change the door. They have changed it now, though, that you can move windows. They do have sliding doors in the game that they have listed as windows, but since they are larger and I haven't tried it yet, I don't know if they can be moved around like the regular windows can be. You can change how the walls and floors look and you can update the staircases in some of the houses. If you have the Garden dlc, you can decorate the garden. There is no option to build anything, though, or add on to the house. At this point, you cannot change the roof or even paint the ceiling (although I think that the ability to paint the ceiling may be an option when the new dlc comes out). The base game and the dlc each gives you a specific number of jobs to do. I never remember how many are in each, though. Once you complete the job, you have the ability to purchase that particular house once to flip it and sell it. Once you have sold each house in that particular part of the game (meaning the base game or the dlc), then you have the ability to purchase all the houses in that part of the game as often as you'd like. You can then play forever on those houses if you want. I have 700+ into the game at this point. I've completed all but two of the achievements (one I haven't had the chance to do yet and one that I don't think that *I* will be able to get done), so it's just doing what I want in the game now. I've heard that there are some items in the workshop that you can use to help modify or maybe add onto the house, but I'm not familiar with them and don't know how they work or how extensive they are in modifying a house. Oh, you can install sinks and a washing machine, but that's about as far as plumbing goes and it is very easy to do (thankfully for people like me who know nothing about that sort of thing). Within the jobs, there are a handful of electrical things that you need to do to fix items (like an outlet), but that is very easy as well and you do not need any actual knowledge of how that works in real life either (again, thankfully for me!). I find the game very enjoyable (obviously) and highly recommend it.

As garyh said above, House Flipper is not a house building game at all. It doesn't allow you to demolish or move external walls of the houses, only the internal ones.

As MizMeow has said, there are 2 main modes to the game - the email orders and the purchasable houses in the "Browser" section.

In email orders, you are given a specific list of tasks. Once you complete them, you get paid. Eventually, you earn enough money to buy your first house from the Browser. There, the task is to renovate the house and auction it off to one of the preset buyers, hoping to make a profit, then buy the next house and repeat.

If by "creative mode" you mean "The opportunity to do whatever you want using any of the tools and items available to you", the Browser houses are exactly what you need. However, the email orders act as a tutorial. The HGTV and Luxury DLCs require you to complete an order first before you can buy the corresponding house.

The things you can do in-game include cleaning, painting walls, tiling, plumbing/appliance installation, furnishing, as well as building/demolition of internal walls. I personally, quite enjoy working within the confines of the "footprint" of the house. The Garden DLC adds gardening.

Window installation has been added to the game recently. The latest trailer for the upcoming Pets DLC, showcased in the latest dev stream, confirms that the ability to install external doors and paint ceilings will be added, hopefully for everyone and not just DLC owners. The Farming DLC, coming after the Pets one, will allow the building of extensions and garages. So if building is a vital component for you, wait until the Farming DLC comes out.

Overall, I've had hundreds of hours of fun with the game already and can wholeheartedly recommend it in its current state. It's involved enough to be immersive, but not so realistic that it stops being fun.

I have been gaming, since 1976. My first computer game, was on a Commodore64. So in answer to your question. Yes, I do know that games are capable of doing more than one thing. House Flipper is not a building game. There is a clue in the title...HOUSE FLIPPER. If you want to be smart, try doing it to someone who cares.

I feel like the devs read this thread and we’re like ‘hold my beer’

Farm DLC just released today and it has an architect tool now to extend houses but can only demolish the extension, I am sure eventually we will be able to demolish houses completely in the future

With the new DLC, you could use cheats to have near infinite money. I guess that works.
