How to sell to Chang Choi? - Almost only a garden.

I tried a few things from some guides and videos to sell a house to Chang Choi but I already sold all the smaller houses and now I wanted to try to sell him the "Almost only a garden" house.

Everytime I try he is always in second. I can keep Dolan Trusk below with the toys and no bathroom but then Family Jonson comes up, if I try to put more bookcases Raphael Erko comes first.

Can anyone help me out? Did anyone try to sell him this house before?

Give him only a Fridge and maybe a coffeemachine. Get some Jalosies on the Window. Don't paint the walls white. Leave a bit of dirt. If you have already cleaned the house, leave some empty painting tins/buckets. No plants. No living room. Only a toilet. No sinks in the kitchen or bathroom. It's frustrating, right?! I wish you good luck.

Burned House or camping bungalo but since you want to try this house knock out all walls paint green makes one bedroom.
Chang Choi likes:
To have one bed next to a desk,<<
To have a bathroom, refer to his stats what he likes.
To have place for books (2-3 shelves - the more, the better).
All white to go with all green walls
Bookcase Kall.
2 Bunny Toys.
2 Ball Toys.
2 Baby Changing Tables.
