Dolan Trusk Won’t Leave Me Alone
So I’m trying to power through a lot of achievements right now and my biggest issue has been selling to anyone BESIDES Dolan Trusk.

I will litter homes with cheap furniture, I won’t even give him an office, I’ll drop kids toys everywhere, and he’ll complain the whole time but never drop out of first place properly.

A few times he drops out of first place only to suddenly appear back at the top spot despite me not even changing anything between those times. Is it a bug? Or is he just this persistent now?

There's a good chance that you've stated the reason why Dolan Trusk keeps buying your houses. You said you 'litter homes with cheap furniture'. That is the biggest attraction for Dolan Trusk and it's even stronger than his dislike of toys or his wish for a separate office.

Look in the 'Buyers' tab of the in-game tablet for tips on what specific buyers like or dislike. There are also guides here on Steam about that, however many of those were written some time ago and some buyers have been updated since then, so they may not be as accurate as they originally were.

To sell to someone other than Dolan Trusk, use expensive items, don't use more than 2 shelves or bookcases in a single room and tailor the house to the other buyers' likes.

More specific suggestions would depend on who you're trying to sell to.

The elderly Jantart Couple want only 3 rooms so a house with a bedroom, bathroom and a living room with kitchenette works great for them. They prefer 'classic' furniture. Searching for that word in the tablet should help with that. They don't mind toys.

The artist lady prefers floral items so look for anything with 'flower' or a type of flower in the item name. She also needs a single bed and lots of flowering plants and pictures. She hates toys.

The Smoth family want a double bed, at least 2 bathrooms and at least one kids room. They also want a family room and a kitchen. For them, the kitchen is a major draw. Put toys in the family room and kids rooms.

The Jonson family have 6 family members, including three kids. They prefer cheaper, wooden furniture, at least 1 kid's room (3 is best), a bedroom for the grandmother, a double bed for the parents and you're more likely to sell to them if you have two kitchens and at least two bathrooms, although more is better. They also want both a family room and a living room. Again, toys in the kids' rooms and the family room.

The three older single males all like modern furniture and hate toys, but vary in how many bedrooms and bathrooms they want. The one with pink hair wants one bedroom and two bathrooms, with bath tubs preferred over showers and also hates kitchens and loves closets (a small room with at least 1 wardrobe in it). The other two are more similar to each other, but watch their reactions as you add in bedrooms, bathrooms, electronics and pricey stuff as that's where they differ from each other.

There's also one buyer (Jack something or other) who plans to rent out the house. He's hard to sell to. Have two or four single bedrooms and bathrooms as well as two sofas in the house and don't have a separate kitchen but a livingroom with kitchenette instead. Keep the furniture all as cheap as possible and make sure there is a TV in the livingroom. He also likes having a sauna as it increases the rent potential :D No toys for him.

I think that's all of them except for the student, Chang Choi. He's the one who's been tweaked the most since the selling/achievement guides were made. It is possible to sell him a fully renovated house with a kitchen, bathroom, bedroom/study and livingroom, but you have to find just the right furniture for it. Don't clutter his house with unnecessary furniture or items and use a couple of toys to give him a kids room instead of a normal bedroom. Put the bed and deck close together and give him exactly two shelves or bookcases (or one of each). Cheap furniture, except for the bed. He's the one you're most likely going to be fighting Dolan Trusk to sell to as their need for cheap furniture clashes.

Edit: Sorry, I forgot your question at the end. No, it's not a bug. Sometimes what you do in a house takes a little while to register with the buyers, but usually it's more that they don't know if you've finished something or not, so they reserve judgement until they're sure you're done. It could be a mix of both too. It happens to me all the time :)

Alright, thank you for the advice!

I was confused due to Dolan stating things had to be expensive and all the guides also saying "use cheap furniture to drive him out". Like i even said, he complains and gets negative arrows for the cheap furniture but continues to not leave.

I'll probably try to strip the house of everything and try again: I'm currently stuck on Chang due to needing to use cheaper stuff for him lol

With Dolan, he prefers cheap furniture everywhere except for his office, which should have enough expensive stuff that he comments 'Well now I can feel like a boss!'. That's likely what the guides mean when they say cheap furniture will drive him off.

His deal is that he's a professional man working out of a home office and while he doesn't want to spend much money on the rest of his house, he needs his clients to see him as a successful businessman so they have faith in hiring him. He's all about work, so puts no mind to the personal side of his house, beyond having the essentials (bathroom, single bedroom) but if you give him an executive level office and make the corridor leading into it tastefully showy too, he'll be absolutely delighted (for him anyway :D).

With Chang Choi, you'd be better off buying another house and starting from scratch there, because the cost of what you've already done in your current house (and the cost of stripping it all) will affect your chances of selling to him. He's a poor student so the trick with him is to give him only what he absolutely needs, plus a couple of toys to keep the others from jumping to buy the house instead. If you keep the costs down, not only will the others not be as interested, but he'll be able to afford to buy the house. No radiators or washing machine is a great start, by the way.

I may end up having to start a new save for the rest of the achievements due to none of the remaining houses being small like I know Chang wants. But I'll definitely be referring to the guide you've given me for the new game.
