Can't Get Nerd Achievement - Chang Choi

I'm finding impossible to get this one, here's what I've tried

House: First Office/Abandoned House/Burned House

With: Bathroom/without bathroom (demolished all internal walls)
Green walls & floor
Didn't clean up
Shelves (as bookcase made Dolan Trusk happy)
Toys
Cheapest single bed, desk and cheapest chair

Can anyone tell me what I'm doing wrong

Even with the guide, I couldn't earn it: Dolan Trusk kept first place. So I tried to remove the bathroom: It worked!

If anyone else is having issues with Dolan Trusk sniping the house, try buying some kids toys. He hates kids.
I ended up selling Choi a house with only one bedroom, one library, like six pieces of furniture, and a pile of toy blocks, haha.

the old couple ended up being first instead. I didn't have that achievement either but it has proven impossible for me. I even painted every wall green because the wiki says he likes green. at this point i'm close to just giving up on achievement hunting and just doing what i want with every house and selling to whomever is willing to buy the dang thing.

Chang doesn't need a kitchen or a bathroom. Which will scare most other buyers from buying. Some are stubborn, though. I only give him a bed, desk, couple bookcases and toys. No pictures on the wall, no rugs, no plants. I think putting in a kitchen sink and a microwave oven, might also work (making it a multipurpose room). Just not sure the Jantarts or Smoths will pick up the top spot then.
