how to get the sell tool?

Just a quick question from my son, he wants to sell things in the first house but there's no
sell tool. Is it just not available until later houses?

The sell tool is only available on some of the early missions (emails). Once you finish those it is unlocked for all of the houses you buy to flip. The game tends to consider selling stuff that is not yours stealing and gives an error warning :)
