fps are brutal, my machine is a 7700k 32 gig of ram and a GeForce GTX 1080 Ti 11GB Video Card and I have to run on minimum setting for it to be playable once a bunch of stuff is aded to the house, they really need to fix this issue

Strange i dont have an issue and my PC is way lower spec and i can max the game out with 60 FPS.

Look and see if the game graphics setting has VSync enabled, that will help your processor not send more information to your graphics card then it can handle. You can also try reducing the graphics settings in the game.

I was having an issue with my ASUS motherbaord recently and found my Bios was very outdated and updated my Bios and my machine runs so much better now. I have almost the same build as Dan Hass, ASUS Maximus Rog IX Hero, 32 gigs RAM, i7 7700Kaby Lake with EVGA GeForce GTX 1080 and it runs like lightning.

dan might be having an issue because of his BIOS, if you read this Dan get the serial number off your motherboard or the box and check for a Bios update, that sounds like what i did recently, almost same build as you and i was having issues running many games and then i updated Bios and it runs awesome now. Also make sure you have the most recent windows updates. Windows NT Frame i believe updates are importent for gaming.

You can also go to device manager and check to insure all your devices have the most recent drivers, old drivers will kill your performance and make your machine unstable.

I started having horrible lags as well, on an 8th gen i7 Intel processor, 16GB RAM and GeForce 1070 card with 8GB. It seems unreasonable when I can run every game I've tried on the best options.
Tried changing the quality settings, and it helps for about 5 min, then it's back to "warning for epileptic seizures" again. This is what killed TheForest.

Yeah, I'm running a pretty decent machine with a 1080 and I have no issues running most new games on high or ultra settings. After the recent update I can't play this game anymore and it doesn't look like it's been fixed.. I wish I could get a refund, such a waste of money.

Welcome to the world of Unity and the devs that can't manage and develop the game using this engine. Hint: Check all the other games from PlayWay :D The most refunded games in Steam's history.

That's too bad, cause this game could be really great. It has an original idea and stunning visuals.

Yes, the game could be great. It has a lot of potential. Unfortunately the publisher is greedy and they are pushing EA games as full releases. This is definitely EA game.

Can't argue with that! It definitely needs more testing and lots of optimization to run properly.

What's so odd is that I played House Flipper yesterday, and it was completely NORMAL. No lagging, it was awesome! I was so excited to play again today, and I logged onto the game, and...it was laggy.

FPS is really good for me at max detail at 1080p, with a AMD ryzen 5 2600x, 16GB ram, GTX 1070, no problems

The only time I get a slight lag is during an autosave but thats to be expected

Yeah mine's like frozen laggy and it's been like this for a several months. It's the reason I stopped playing it which is awful bc it's my fav game.

So... Sorry for not being a more computer-literate gamer... but Ive got an older HP G62 and it runs most of my games just fine. Which settings can I change in-game to help speed it up? I just bought it on sale today and I really really want to love it, but with a 5 second lag per movement, Ill lose my patience.
