Adding furniture and other items
Does it increase the value of a house if you spend the cash to "Stage" the house? Or is it just wasted money?

well, based on the comments the different "buyers" make it certainly should make a difference... they make a lot of comments about the furniture and how many rooms there are,.. "it doesn't have a place for me to keep my books" "a single bed would have been good for me" etc. etc.

it would be somewhat interesting for someone to break down the exact difference it makes, but i personally am not about to do that... if someone else wants to coordinate i'd pick one specific house and sell it with maybe just a bed for furniture and post my sale price, then someone else can pick the same house and completely furnish it and see what they get.

but testing it by yourself would be a bit more difficult since you can't save / reload.. it automatically saves... you could maybe do two very similar houses, but i don't know if there are two that are the exact same layout.

Looks like you are kinda asking the same question. And yes without documenting buy/sell prices and then restarting a new game or do as you said with two people it would be hard to figure out. Quite honestly I don't like the game enough to do all that extra work. But I'd still like to know lol

Yeah I would be interested in that was well. All I know is that the first house I only spend 30 minutes on it, only cleaning and retiling/painting and buying like 5 furniture items. So the house was really bare bones with 2 rooms not having furniture at all. I made 9k profit. Buying for 26k, selling for 35k.

The second house which is pretty much identical and costs about the same, I spent like 2.5 hours on it, carefuly renovating and adding over 100 items/furniture in the few rooms and in the end I made 11k profit from which 2k were due to haggling. I didn't haggle for the first house. So without haggling still 9k profit only.

The second house did get a larger margin between buying and selling price, however I also spent like 5k on furniture and thus in the end I didn't really make more profit overall.

If we could have more than 1 savegame it would be easy to test, but I don't want to start a new game yet since it would override my current save.

I still decided to spend a lot of time on each house from now on though, whether or not it increases the sale value because that's what the game is about. Just buying a house, then cleaning it and selling it would skip like most of the games content and fun, since it's all about renovating, decorating and being creative.

That's nice but would the house of sold for that much without the reovation costs or the purchased furniure?
