Report a translation problem
After completeing the entire house I went around and slowly deleted everything from all the rooms starting with the bathroom and then the kitchen and then the living room. It was a pain to do if I'm honest but at some point I got the order to: Old People -> Chang -> Dolan and then at some point in my deleting Chang jumped above the old people and I finally managed to sell to him.

I used first office, and removed as many inside walls as possible. Removed bathroom components and radiator. Painted walls all the same color (green). No carpets, just a welcome mat. Second cheapest bed, cheapest chair, cheapest desk, bookcase Kall (only one -- if you have too many shelves Dolan Tusk will win). Added 2 bunnies, 2 balls, and 3 changing tables. Lots of other toys, which I'm not sure mattered. Had nothing on the walls, no curtains, no artwork. Cheapest ceiling light, one desk lamp, a couple of books, and nothing else.
Now if I could figure out the pink-haired guy...
It drives me nuts !

This has just worked for me, thanks for the tip.
Basically, the student is looking for a studio type accommodation with bedroom, living room, study and kitchenette in one with only a toilet seperate, he loved it.
At the end of the day, who really cares who buys it so long as you make a profit?
Anyways i've done everyone now, it was annoying but all are done
