First ask her about things before you talk to her. If you try to talk with her about the king and she hates his guts you will lose relationship instead of gaining it. Same with the weather or work or family. If she's cold and you talk about the weather you will lose relationship.
If you talk about family and she doesn't have one you will lose relationship.
Alternate flirting with talking otherwise she will quickly lose interest.
That's pretty much all there is to it.
When they’re sick of talking just give them items. It can take about 10 or 15 minutes to get someone to fall in love with you.
Track them to make it easier to find them after work etc.
The key is to not overwhelm them too much. Think about how annoyed you would get if someone just stood there asking you questions all day haha. There is a degree of that in this game.
If you play as a Saxon you get a +1 relationship bonus for any interaction with npcs
