Adventures as a hunter
I started from the hunter start, 8 day seasons with long days. I just bought my first business at the end of summer. Eked out an existence living out of the bunkhouse for about a season, and then started processing meat in my hut. Oh, I'm on the smallest map with one village and a river. This has been a very interesting gameplay experience so far.

I'm wondering what metric the village population growth is tied to? My tiny village has been growing pretty quickly and just about all of the land plots have sold at this point, end of the first summer. I'm going to have to resort to arson and/or buying my neighbors out to expand my fledgling business empire. It seems odd for such a small town to grow so quickly. :)

It’s based on a few factors, but the most important one is available homes. So enterprising NPCs will buy land, build houses, and then invite their mates over from outside of the map to move into the new houses.

Hmmm... And if I own all the real estate on the map... but I rent it out... Would it work the same way?

I have a lot of empty houses for rent... NPCs are not very willing to rent, preferring to live in an 'endless' bunkhouses...

It still depends on people's finances, including how many rent payments they can make, and how much they earn vs how much they spend.

They certainly have the money! I have friendly relations with most of the residents, so I can see how much money they have.

That isn’t their exact money. It’s a calculated figure based on owned items, buildings, upgrades, etc.

There are also other factors that come into it. For instance, working location, current home location vs other home locations, etc.

If you want me to speak specifically about certain people in your town, feel free to send me the save. I can load it up and inspect any of the people you want. And tell you specific details about them and their choices.

What i have noticed is they often seem to prefer being close to markets, in my last game i experimented with being a landlord and the mistake i made was upgrading the properties fully, some houses were getting me 500g+ per day but only for short periods.
My conclusion was to only build houses and the only upgrade was to make them fire resistant and only have a few in each village/town that seemed to work best for me as even good tenants that can pay move on if they get a job in a different town/village.

For the long game it definitely works, but its unreliable money

And another unpleasant pattern: NPCs do not look for vacant houses for hire closer to the place of work, although they are. NPCs may choose to rent a house located in a other settlement and more expensive than the one near the job.

As I say, feel free to send me your save with examples of NPCs. Then I can give you specific reasons for a specific character as this is very dependent on a large combination of factors.
