Olaf's Key is at Mashine Factory.

Tho the Demonstrator Location is quite Random so I can't help with that part

A little Tip tho:
Search in every Corner of every Station. In the Sheds in the Bushes even in Rivers and Lakes in close proximity to a station

Demonstrator locomotives are random spawns so can spawn anywhere on the map...

There is a guide here with locations, wiki has locations... so already at the palm of a hand if you really want it.

But ~90% of locations are relatively easy to discover, its just that there is far more locations than trains so every campagin will have different spawns.
Unless you have special plans for DE6 that you dont want to wait for or have already looked "everywhere" resonable, just keep looking.
Point being that its not really random all over the map, but handcrafted crafted random for you to enjoy finding.

Ya I restarted new saves about 20 times searching about 4 locations I already seen them in but I still cannot find the DE6 lol

Spawning vehicles in gaming have 'set' locations with defined areas. The location of a spawned vehicle 'may' change to another location, but it will still be in the defined location for whatever area the spawn happens at. E.G. 50 vehicle areas to spawn in, but only 8 vehicles that are spawn-able. (at least in any other type of gaming that i know of)

There is ~60 locations where DE6 might spawn, each save rolled the dice once.

Btw, it takes quite a lot of money to actually do anything with the spawned loco so if you are rolling saves to confirm where it is first, its wasting time you could be spending on actually getting whats important: money.

As others said, the location is random in every save. I've seen a guide with possible locations but they aren't all there, my DE6 was in a spot that didn't appear as a possible spawn location

In my case, it was in HB. In HB, there is a roundhouse with a few locos in it. There is also another loco spot, where a single one spawns on a siding, near the office. There is a little wall next to the siding where that locomotive spawns. My Demo DE6 was right on the other side of this little wall. It was easy to spot from the "main" track in HB, you pass besides it whenever yho go to one of the eastern yards (D, E, G, maybe C I think)

In my Case the DE6 was actually near the Museum between the Tracks while I also saw a screenshot of someone where it was in the bushes next to the Museum
