Patrician IV: Rise of a Dynasty

Why doesn't Duke Mecklenburg reward me
I am playing as patrician with 7m in bank and as mayor of Lubeck

On the 5th of every month I give Duke Mecklenburg tribute and or lend him money

I get the rep up to over 80% but he never sells me any land or gives me trade routes

What can I do?

Check to see if his happiness is >90%. When this happens he will offer land routes or offer for you to buy lands.

Come back when you have 35 million. Then he will sell land.

Sell land? how does that work? I am at about 25 million now in my second game. Was playing the campaign on normal difficulty and got bored so I started over on the hardest and it is soooo much better.

What does buying land entail? I have already unlocked all the road routes.

hahaha, with the cost of land it is going to take a long time to get to 100%

I think I am better off giving out tributes.

Also, I have noticed that defense research is a waste of time as I am much better off paying them to avoid sieges.
