[SPOILERS] Who is the woman in white and what does she want?
I was discussing some theories on who would be the woman Rachel's father is having an affair with and someone told that she's possibly Caroline Prescott, Nathan's mother. I think it's quite plausible.

First, she looks like a rich woman. She's not the usual Arcadia Bay woman. Altough I think she's too young to be Nathan's mother, she could be another Prescott, like Nathan's sister. All we know about his sister is that she left Arcadia, we don't know why (we know when we read the email on Nathan's computer when we go to his room on episode 4).

Rachel's father is important, he has power, knows a lot of secrets from the city, as Rach tells Chloe in the train. Maybe their affair is about doing things in favour of the Prescotts, helping with their business. Maybe she's manipulating him.

When the woman sees the park on fire, she smiles. Fires are good for the Prescott's business, since fired parks can be turned into housing business after they are destroyed.

In Life is Strange, we know that the Prescotts are developing a housing business called Pan States, and that it is built in native American territories. Could the park be Pan States? When we explore it with Chloe we see a lot of symbolism to believe it is related to the native people (the totem that later will be in Blackwell dorm, the things about the raven etc).

Well, knowing the Prescotts as a dirty family, I have no doubt that everything might be related to trying to expand their power over Arcadia Bay.

I´ve had the same idea! Nathan´s sister seems indeed more likely than his mother (like the tattoo, I doubt his mother would have something like this...) though.

In the train you can also find a termination notice from the Prescott Foundation and some cans or boxes with "Fertilizer" written on them. Maybe there´s a connection?

I think the mystery woman is somehow connected to Damon Merrick. The ending sequence that shows the raven flying from the mill to the park and...hmm.

I also had a feeling that the woman knew we were gonna see her in the park, like she set everything up and felt satisfied that it worked out the way it did, in the end.

I think the prevailing theory is she might be Justin's mother. Her name starts with an A (can't remember what it is off hand), and there's a lot of "AW + ??" graphitti in the park, so the thought is she's made the rounds using hte park before.

Also, Justin's Mom is mentioned by the security guard, although he drops what he was going to say before finishing. So that's a hint she may be more important in later episodes.

And finaly, Justin's mom would seem much more likely to have a full sleave tattoo than any Prescott. I cen't believe even the sister could manage that without being excommunicated.

All that said, the knowing smile we see at the very end seems to indicate something a bit sinister in the character, so she's definitly going to be important in later episodes, so we should get to find out one way or another.

Well, for me it makes more sense that she is Nathan's sister. I don't know about the train, but since the Prescotts owe everything...

I'm really curious about Damon Merrick. I don't think he's only the owner of the lumberjack and throw dog fight parties. I bet he's a drug dealer and a killer. Often these kind of illegal parties occur in places that worse things happen, so the smallest illegal thing can cover the biggest one.

Yeah, sounds like she wanted this to happen... Why? Was she jealous of Rachel? Or is it something else? It's pretty obvious she wants to hurt Rachel but why? Why Nathan's sister would like to hurt Rachel? Or maybe, as you said, Prescott family wants more power. Having Rachel reacting so badly would help to have their family breaking apart so the dad can leave Rachel's mother more easily?

Honestly, I can't wait to see more. I'm replaying LiS and trying to spot as much people as I can to see if they look like that woman.

I don't know about Justin's mother... The woman looks young to be a mother. Also the dialogue with the security guard was so vague, I don't know.

The smile in the end makes me think that she is someone important, that she was planning something, and I don't think Justin's mother would be so relevant thinking about the power dispute in Arcadia Bay. Yet, we don't anything about her.

I don't think she wants to hurt Rachel at all, I bet it is something on power, but I think she saw Rachel causing the fire, so she might try to blackmail her or her father.

That could be another interesting theory yes.
