Why didn't he just...sell the mansion? He was a gambler who ended up spending too much money on a mansion full of riches, and wanted to settle down in a more modest life style, right? So why not just...sell the stuff? Is there something I'm missing that would make that impossible? Why commit insurance fraud? Why commit insurance fraud when your whole family is coming over? Why commit insurance fraud to claim the mansion burned down when there'd be clear evidence of massive explosives? Why do all that when you could just...sell it?

He'd spent most of his life building up his image as an amazing winner and cool guy and losing his house in a fire is something he could weather in stride and move away to settle down. Just selling all his stuff would mean that he was a loser or a failure, something he didn't want.

His debts probably exceeded the actual value of the mansion and his stuff as well.
