Check if you have set video options to full screen.

Are you experiencing stuttering where it seems like the game is smooth, then pausing for a split second, smooth, pausing etc.? That's caused by inconsistent frametimes and why average framerate is a fairly useless metric.

Probably my advice is check local game cache.

If that doesn't work, disable addons.

After that we're going to need more information to help you. System specs, exactly what you mean by "lag".

Thank you for the help my system specs are:

GTX 750 Ti 2GB, Core i7 3770 3.40GHz, 16 GB Ram, 240GB SSD.

and It's not exactly stuttering it actually feels like low fps even tho it shows on "net_graph 1" that I have 180 200 fps I've been having this issue since my older PC I thought if I got a new computer it would stop but not even a clean installation worked the issue still persists

What is your monitor refresh rate set at?

Right click your desktop background -> Display Settings

Scroll down to Advanced Display Display Settings and check "Refresh Rate (Hz).

It's not supposed to be like this, maybe the OP should check if his fps_max command is set to something.

Only limit it to your refresh rate or 150fps (twice your hz). Source engine is pretty shoddy if the framerate's unlocked + inconsistent.

I understand but its weird (I limited the framerate to the hz "75" and it felt like 40 or 50 really weird) but thanks for the help everyone!

The only thing I can suggest is to disable all background processes and see if that helps, if it doesn't, lower all game settings to minimum and see if that helps.

Failing that, make sure all drivers are up to date.
