If, however, you look around, talk to people at the doors on your own etc. there are at least a couple of quite rewarding hours more.
And since there's multiple endings, it's certainly worth it to at least play it again a 2nd time and try to do things differently this time.
Took me a little over 8 hours to beat it the first time and I am definetly going to play it a second time to get the other ending and more collectibles, after that I am going to do a third playthrough to get everything I missed (via guides or videos if I can't find them myself).
Did you just rush through the story without checking every door or talking to every person?
That's a shame since there is quite a lot you can get out of this game if you actually explore the building.
As for lack of replayability, it's a feature of adventure games in general (although I tend to replay some of my favourite ones every few years).
Since there's no chapter select and different saves and I wanted to check something out, I rushed through the game (3rd playthrough) and... well, if you really know what you're doing and what can be skipped, it takes roughly about 2 (!) hours. I absolutely wouldn't advise playing it like this, though.
