What is the best house mod?
I think it's the one in the Dragonborn Museum. It has everything I need in a compact space that isn't overly flashy.

Depends entirely on your character.

Any House (especially modded) I use tends to get heavily altered (Usually in game). I am always replacing beds, disabling chests and clutter or other small changes. Ugh, Banners. I can't stand Banners. Those are the first thing to go.

It's not that mod authors did a bad job, its just that I like a lived in look. If it doesn't look like my character lives there. I can't.

I enjoy Cynn's version of Vanilla Houses. Other ones I like are "White River Farm". "Viking Longhouse". "Tower of the Wolf". "Sami Hut" also holds a dear place in my heart.

The Hearthfire houses, and most other ostentacious places I can't really stand.

the LOTD house is the best thing i have encountered for utility, since I do not actually live there I consider it a game convenience not my real house. The gold generated by the museum is a plus, also the coffer when you get it. And I like the fact that the named gear i find goes on display instead of being sold or put in a chest somewhere.

My favorites are Elysium estate and lake haven although the safe house is good sometime you just want a run without LOTD installed. I mean your whole play revolves around it.

Aemer's Refuge has long been a staple of my playthroughs. It's made by Leanwolf, a bit larger than I normally like but it's quite tasteful, has a lovely design, and feels secluded.

There was a Brezehome mod that expanded that house plus provided a door to each of the other vanilla homes unlocked once they were bought. Liked that one quite a bit but I don't recall the name exactly. It was probably for Oldrim.

I enjoy Aemer's Refuge too. Though I don't use the doors accessing the player's homes. It's not too overdone, but also doesn't feel too compact.

I currently prefer the hut in Whiterun from Real Estate Agent of Skyrim AE-SSE[www.nexusmods.com].

It has everything I need in a single room. Only the smelter is outside.
