Lakeview Manor. I f***ed up. How do I fix it?
I'm working towards 100% achievement completion on Steam. One of the achievements is "Buy three plots of land (Dawnstar, Falkreath, Morthal)". I already have Morthal's and I was working on getting Falkreath's.

Well, I f***ed up big time and held off doing anything for Falkreath's Jarl before completing the Dark Brotherhood storyline. Helvard is dead. I completed the "Kill the Bandit" quest and Siddgeir told me that I can buy a plot of land from his steward, Nenya. Nenya, however, doesn't have the dialogue option to buy the damn plot.

Googling around I found out that it's pretty much impossible to buy the plot of land after Helvard is dead because doing so puts you in a high level of hostility with the city or something. I'm confused though, because Siddgeir DID tell me that I could buy a plot of land and to just talk to the steward, but she does not have the dialogue option at all.

Needless to say, I'm beyond pissed off, also cause I finished the DB storyline like 20 hours of gameplay ago, so I don't even have save that I can use. I would try console commands, but I'm terrified that will disable the achievements and burn my whole save (I have 50+ hours already and working on 100% achievement completion, I really don't want to f*** it up).

Is there any way I can fix this without having to start a new game?

You can start playing around with console commands to try and reverse the guest flags but...... you can and will bork your game bad.

Your sol im guessin.

p.s if you really want... you can install the Achievement enabler so you can use the console....but again... game can go BOOM.
Try loading a save from before you killed various people...
Or you could try talking to Nenya during work hours (Between 8am and 6pm gametime, I know the working hours should be 8am to 8pm, but I always found after 6PM they stop talking shop)

I unfortunately don't have a save from before I killed Helvard. I talked to Nenya around 11AM, but the option is still not there.

From the UESP wiki page of Lakeview Manor, it specifically says:

"Completing the Dark Brotherhood quest Kill Helvard results in a negative disposition towards you from the Jarl of Falkreath. As such they will not have a high enough disposition towards you in order to offer the dialogue option to purchase the Lakeview estate."

The thing I'm confused about is that Jarl Siddgeir specifically told me I can buy the plot of land, but Nenya doesn't give me the option. So I don't think I'm in a negative disposition towards the Jarl, but the option is just not there.

The fixes that the UESP wiki page offers are:
  • You can set the Jarl's relationship to a high enough level using player.setrelationshiprank RefID 4 (replacing "RefID" with Siddgeir's or Dengeir's).
  • Changing the jarl through the Civil War questline will automatically give you a high enough disposition with the new jarl in order to buy the property.

I might be too far into the Civil War questline Empire side to switch now (I have to deliver a message to the Jarl of Whiterun, and honestly the idea of siding with the Stormcloaks irks me), so I'm assuming the only option I have is the SetRelationshipRank command, but I'm scared it will disable achievements...

This should start the quest, that starts when you purchase the plot of land. Maybe do this last, when you have everything else done.

Might be a bit of a spoiler for what is yet to come but if the civil war is still ongoing when a certain quest is activated (a quest that might or might not ask you to capture a dragon) you'll be able to have a "peace conference" where holds are exchanged and you might try changing Falkreath jarl that way.

Just download the mod that gives you 100% of the achievements instantly and then uninstall the mod.
It's what I did because there were some quests that I did not want to do.

If you don't fancy cheating or console commanding then I'd just make a new character and rush those 3 plot purchases, probably won't take more than a few hours if that is your only goal and could be a fun challenge to do it as fast as you can.

It is a shame that the dark brotherhood can screw things up if done early, its the same for the Morag Tong in Morrowind where its recommended to do it last as it has you assassinate quest NPCs that can screw up other quests.

thats the main reason i usually buy all those plots early if i plan to do the civil war or kill Helvard for the brotherhood.

particularly the letter from the jarl of falkreath is known to cause problems when you read it sometimes.

and the Unofficial Patch is horribly inefficient at fixing bugs so your best bet would be using the console at this point or if you just want the achievement make a new character and rush build all the houses and call it a day

As a rule of thumb for nearly every one of my play-throughs, I do Civil War questline absolutely last. Main Quest next to last, and Dark Brotherhood before that.

Each one of those quest-lines can cause problems with certain npcs being killed or moved around.

Thanks for the tip, but I prefer to earn the achievements manually cause I want to play the whole game!

At this point I think starting a new game might be my only option. How annoying... I didn't know about this issue at all, I only knew about the missable Daedra artifacts. Is there any other known bug of this proportion that could f*** up achievements?

I used to tell people, nobody cares about achievements..... but people kept telling me "Yes we do"..... Achievements mean nothing, play the game and have fun.

I'm a completionist, so yes I do care about achievements. Also because they're helping me complete the whole game for the first time since it came out, otherwise I'll just drop it after a few months like I've been doing for the past 11 years.
