But seriously, i have done this sinkhole many a time and never had the issue, there are two wolves below the sinkhole towards the river, maybe try getting rid of them, but i have never known them to wander up to where Perth is.
Save your game before you go into the sinkhole, and see how that goes, as you have no mods affecting the area, it maybe a case of reloading, it happens.
It can be installed at any point in the game, though there are some bugs that cannot be fixed retroactively.
Im working for achievements at this time. Mods turn off achievements.
Achievement Re-Enabler does what it says on the tin!
SSE Engine Fixes has the Achievement Re-Enabler built in (so you can't have both, but SSE Engine Fixes also fixes a few other issues)
smr1957 gave you a link to one if not the best mod to fix problems with Skyrim SE, this mod did the same thing for vanilla Skyrim, it will not hurt your game.
If you want to ignore everyone helping you that's your prerogative, if however you want a game that's got a mod to fix so many issues then like millions of others you would use the Patch and if you're so worried about achievements then Nexus has a mod that re-enables the achievements.
Other than that you will either have to just save before you do the mine, go in and come back out and see if Perth is still alive, if he is, i would go into the mine, save, fight the first lot of daugr, go out and see if Perth is alive, if he is, save again and so on, far as i know, he's not an essential npc, so whether he's alive or not, it doesn't matter, annoying i know.
Why do you need a map overlay while walking ?, the whole game is about exploring.
I've never used it, so can't comment either way regarding its use.

Unless you're talking about loading a save from before he died, very bad idea. The reasons why have already been discussed to death, so I'm not going to go into them unless it becomes required.
