Is it one bed per desk or can multiple beds be linked to one desk?

Yes, you just have to build the necessary rooms and then place a desk. Your visitors will then find their own way to a room.

Although I don't know what will happen if you build two motel areas as I haven't tried that. Personally I contain all my rooms in a large area and then place a desk close by.

What would mean to motel areas? If a room has a motel bed, it's part of the motel.
