With friends you add each other and each day you can visit each others rooms and interact with things differently earning you either good or bad Karma which gives you various trinkets for collections and other things. ALso you can get food that brings your blood levels up and friends can share health, and other objects as well. As for Jenny she's just that an NPC who acts like the other players but isnt she's kinda a freebie. If you give her a gift she gives you one ect ect. I hope this helped.

No you just see what I did as I will see what you did. Sometimes it only gives you the chace for bad Karma so feel free to do either.
