Yes, it's rare.

it starts at 0,03 % and gets 0,001 % on top per tree up to 0,1 % (which takes 70 trees). So on average it takes a littlebit more than 1k trees, but you can have it very early or like 5k trees later, it's just all about RNG

Other than that, there's a 9 % chance that the bookseller sells it from year 3 onwards.
