1) Backpacks, for obvious reasons.
2) Watering Can (up to at least Iron)
3) Fiberglass Fishing Rod
4) Other Tools (no particular order of preference. Probably Copper Hoe, then whatever I have the resources for after that)
5) Farm Buildings as needed
6) House upgrades when I have nothing else I need.
I don't do hardly any cooking, so getting the kitchen isn't a hurry for me. And by the time I'm ready to get hitched, I should have more than enough dough to bang that out without worrying about the cost.
What ever I feel the need to upgrade at each instance. Since I have a turtles approach to the progression, I just do one thing at a time.
Usually though i would say backpack would be first.
After that it all depends on how I am playing and which character I decide to play, and at what point i am within that play through. :)
Since I am a packrat, the backpack seems most feasible upgrade, to have at least more space to work with. The second backpack I can hold off on for a while. I am thinking on harvest, since I usually keep most tools with me.
Other things I just do as I please... or need. :)

1. 1st backpack upgrade. I won't even go into the mine before I get this, because it's a waste of effort.
2. Copper upgrade my tools, which order depends on the weather forecast (in which case I bump the watering can to the head of the line).
3/4. A couple of Silos or the first house upgrade, depending on how much copper/wood I've managed to gather.
5/6/7. Depending on how fast I gathered ore, I'm upgrading to iron tools or building the coop and barn. I do not bother building coop/barn until the first winter comes around and my silos are full of hay. Somewhere in here, the 2nd backpack upgrade is also taken care of.
8/9. If I managed to find enough hardwood by then, the final house upgrade comes next followed by gold tools. Otherwise, I reverse the order.
10. I actually skipped the middle fishing rod last playthrough and went straight to the Iridium rod next.
11. Upgrade to the barn/coop. Both times.
12. The stable. It usually takes me this long to have gathered the hardwood for it, because I keep forgetting to detour to the forest.
13. Yes, yes I do upgrade all my tools to iridium. I'm funny that way. Priority given to the hoe/watering can.
I'm going the unconventional route of no farming, just trees (maple syrup, fruit and logs) and mining, so no farm buildings or seeds. Blowing 45k on the vault bundle early on was probably a huge waste, but was so curious couldn't resist. And for the house upgrades, that can wait. I like having my bed right next to the door, and I have nothing to cook anyway. Plus it's funny seeing my little shack stuffed with statues and furniture.

Early, early, game fishing can net a lot of money like 2-8k a day with the Iri rod and a high fishing skill.
I never upgrade the watering can. And never buy any swords. Just never need too.

I think thats roughly what i got, im only on Winter Year 1 at the moment. The watering can is my next upgrade when my winter seeds are done (yes i never made any sprinklers at all)
Pickaxe to Steel (Mining is ESSENTIAL for my playstyle. Mass-producing artisan goods takes serious capital)
Axe to Steel ( Quicker logging for more resources for animals/artisan stations)
Stable, because running 2 hours to get to town is a pain in the ass.
Acceptable sword. Going low into the mines takes firepower.
Animal buildings (The 2K profit per day from mayo and cheese supported all of my investments until very late in year 1)
