where is xardas im in nordmar looked around just cant find his tower pls help

The easy way I use after several playthroughs is to get myself Acrobatics in the beginning, then in the Hammer clan camp go to the left of the boss' house, jump down from there and turn right. There'll be a pass full of goblins and you get a quest completion popup when you kill them. And immediately to the left from them a pass begins that takes you straight to Xardas.

I didnt know there were acrobatics in gothic 3 only found them in gothic 1 where to learn acrobatics?

You can learn acrobatics for example from Pavel from Silden, Harek from Cape Dun.
