For anybody still having trouble with acquiring all cassettes- including the secret 11th cassette- or simply wants to read their contents, I have created a guide with all of that information.

For the record, you don't need to *permanently* kill any enemies listed that are capable of reviving. Madame Stela dropped it when I got spotted and had to dispose of her.
