Now my go to build is:
-endurung
-sprit furry
-unbound
-rapid brutality or bamboozle (either if you like more speed or to block windows)
Another perk type to avoid is info perks.(aura reading, scream, etc) Your tunnels have a built-in tracking tool with the footstep notifications you get when a survivor above you is running or walking. The built-in tracking is already powerful enough, but you can still use info perks such as "I'm all ears"
Anyways, for the perks you can use and how to use them:
Dragon's grip: If a gen is near a tunnel and you think there may be a survivor nearby, do this:
1. Kick the gen to activate Dragon's grip
2. Go into the tunnel and stay close to the exit of it
3. Wait until survivor touches gen
4. When the survivor touches the gen, run out of the tunnel and instadown them
It's a gimmicky perk and might not even work, but it's awesome when it works
Dark arrogance: Use this with the add-on "Self-destruct bolt" to vault real quick. The downsides shouldn't matter too much because you shouldn't realistically be stunned by a pallet as Xeno. You could also use Fire up or Bamboozle, but Dark arrogance is faster and more fun IMO
Brutal strength: Although survivors vaulting a pallet are very easy to hit, pallets will always get in your way, so you will have to break most of them at some point and this helps. You could also use Dissolution or Fire up to do this, but Brutal is more readily available
Friends till the end: With how quickly Xeno can move in the tunnels, there's almost no way the exposed survivor can get away before you hit them
Forced hesitation: If you find a group of survivors and down one, the others won't make much distance before you recover and will be an easy hit unless there was a turret right next to them.
Agitation: Every second you're carrying a survivor is a second that all other survivors get to set up flame turrets. This helps them not get too many up before you're moving again.
You can experiment with these perks and see if you find one you like.

I've been also testing "haste builds" which are quite fun, perks to consider - batteries included, machine learning, pwyf, noed, unbound, furtive chase, agitation
