However you can see the hatch on the ground even when there are people alive once the required amount of gens are done. The key lets you open it instead of waiting for the others to die first to gain access to the hatch.
You can also run add ons on key or broken key that lets you see your teammates auras or even the killer's aura, though it will use your key up faster if you are looking at the killer's aura.
As for when the hatch spawns on the map, the math for it goes like this:
Number of Survivors alive + 1 = how many gens need to be done for hatch to spawn.
So, if all 4 survivors are alive, in order for the hatch to spawn, all gens need to be done.
If 2 survivors are alive, 3 gens must be completeded
Only two key types will open a closed hatch, the skeleton key and the dull key. Says so in the description of the item, will open black locks. The broken key is pretty much useless. What it does depends on the addon you attach to it. Most times perks like Bond are way more effective than what the broken key can is capable of.
People seem to side more that it doesn't spawn when 2 gens are done unless you're the only survivor left than just simply doing 2 gens and it spawning.
Those people are stupid and wrong, I have a whole lot of hours in this game and I play a lot. It spawns when two are done regardless of survivor count.
the dull (purple) key and skelington (red, ultra rare) key can open the hatch, the broken (green) key can not and is only uselful for aura reading, the hatch opeing requires no addons, only the correct key, but the weaved ring and milky glass addons can alow the key to surivive after your death or after opening the hatch repectivly, also both the dull and skelington key open the hatch for the same amount of time, which is 30 seconds, the use time on both of them (5 seconds for dull and 30 seconds for skelington) is only aplicable to their aura reading uses (if you want to use them for that).
the aura reading requires addons (which is why pulling a broken key from a chest is useless unless you get lucky with ace in the hole) and either prayer rope or prayer beads can be used to extend the time of the aura reading use (10 and 15 seconds respectivly) the eroded token and gold token are both used to alow the key to reveal the auras of nearby surivors (with difrent ranges 24m and 48m respectivly, notibly the gold tokens 48 meters is a bit larger than the perk bond (36m) giving the key a use of being a limited, stonger, item version of bond 3), the blood amber addon lets th key see the killers aura if they are nearby (32m) but doubles the rate of charge consumtion.
also the dull key has double the base amount of charges for the aura reading effect as the dull key, 10 vs 5 seconds, making it the superor key to use if you want aura reading, the skelington key however has 30 seconds of use for aura reading and can open the hatch, making it better than both.
thus the 3 keys have 3 difrent uses
broken- used for aura reading for teamates (replacing bond/epmathy) or the killer (handy vs wriath/pig)
dull - solely for opening the hatch, use with both the "safty addons" and nothing can make you lose the key barring franklens
skelington - great for aura reading with the very extended duration, and as a fail safe if you badly need to use the hatch to escape a bad trial (posibly with someone else), very flexable.
