They're the same game--it used to be called "Spooky's House of Jump Scares", but the devs were threatened with legal action by a German mobile game company called "Spooky House Games", who have apparently trademarked (for video game purposes) the phrase "Spooky House". Yeah, it's obviously a pretty frivolous lawsuit, but since Lag Studios is literally two people and an internation trademark dispute would likely be a very long and expensive debacle, it was just easier to change the name to something else. Hence, "Spooky's Jump Scare Mansion".

Jeez, I was confused as well. This was very helpful since I played this game a few years ago and it had a different name.
