Suddenly 7fps

I run the game smooth 60fps, gpu running at 30% and cpu anyways sleeping. Everything is fine. Till the point where you go shopping. Whenever i get a little more stuff, the fps suddenly totally crash and the game only runs at 5-7fps with gpu at 99%

rtx 4090
64gb ram
installed on samsung 990 pro
