Leigh - During the chase against the grinning beast, get caught and at least fight a bit, you DON'T have to win, but you MUST get caught. Whether you win or run away, if you head back the door that was barricaded is opened and you will find Leigh, talk to her and she will follow you.
Joel - Before confronting him in the tooth family house, head to the kid bedroom and pick up the teddy bear. When asking who you are, make sure to tell him you are his neighbor so he trusts you. When he transforms he will mention "Fuzzy", that is your cue to use the teddy bear via the item menu. This will calm him down enough for you to hug him (idk if you need to but it's better safe than sorry) and he will give you the doorknob. After dealing with the mom (and maybe baby teeth, not certain, better safe than sorry) you can talk to Joel again and tell him it is not safe and that he should join you.
Rat Child - When exploring the 1st floor, you will come across a room that has a mutated rat baby. The rat baby is mandatory so you will have to pick them up. Also on the first floor is a wall with a face on it that demands to be fed a child. If you refuse to you will be put in an endless hallway that loops back to the face that will not let you leave until it is fed. You can then choose to instead feed it one of your arms to spare the Rat Child. Losing either your melee attacks or your ranged attacks. When you return to your apartment the Rat Baby will leave your inventory and you can then name them whatever. You will have to tend and raise them a bit before they can follow you on adventures, so make sure to clean and feed them whenever you can.
Papineau - Papineau spawns randomly on the ground floor, I personally was lucky and found him in the men's room which is not locked off until you get a certain item. Talking to him and aiding in his quest for cleanliness will add him to your party.
Roach Man - Constantly in the game you will find small cockroaches walking about the building, if you walk over to one it will hop into your inventory. Much like the Rat Baby, when you return to your apartment any roaches you collect will leave your inventory. Choosing to not kill them, petting any that are in your apartment, leaving food out for them to eat, will slowly build your relationship with them. After sometime "Roach Man" will spawn in your bathroom and will then aid you in battle.
Philippe - Philippe can be found in the fungus section of the basement after saving him from some infected monsters. He will excitedly help you because he is just a good friend like that... Yeah it's just that simple, nothing more to it, I mean it's Philippe, you believe in him right? I mean he is your best (and only) friend after all.
Yeah, Dan is one that I know has the rng of being a monster or a companion, but I don't know the exact odds. I do know that Morton can also "turn" and not be a companion (I say turn because lorewise he is a Corrupt). So it is safe to say any door companion has a chance of turning into a monster
Yeah I've seen the odd suggestion/mention of it here and there, my only guess is to do some experimenting on being nice but not TOO nice as to trigger the usual Shadow who vibes in the corner of your apartment and gives you free items.
You'll randomly find an ersratz No Face wandering around in random rooms (Seems to be entirely random). It's fairly benign and friendly with each encounter, though eventually it will show up in your room and attempt to assimilate you for a game over. If you resist you can tell it to never do that again, and it will just chill out in your apartment and give you stuff every once in a while.
First time I recruited him he was just in the men's bathroom. No keyring required. I think his position might be RNG.
