Building schools and mints everywhere doesn't actually help, you need to increase reputation in a single city.

Not popular enough. Need to sell more stuffs. You need to be well reguarded in your home town in order to become a counsilor. Selling stuff alone can make you very popular. I only throw a festival when I go for mayor (sometimes, I don't even need that).
Patrician level sometimes delays a little. I usually get it after my company worth well beyond 1 mil mark. I think the main criteria is number of businesses you operate.
I got to the rank of Lord Mayor by trade alone... and some piracy, Just set a pirate outside your home town and only attack incoming ships of 75 load or higher then trade for the items your capital needs due to the goods shortages created by having a pirate outside your hometown, when an indictment occurs (and it will) just bribe the judges to avoid some heafty (late game) fines and keep the piracy activities from doestroying all your good reputation (all game) you only need to bribe 2 judges for an aquittal 100% and one for aquittal most of the time :) I find out by saving and reloads if i need to bribe the 2nd judge in the bathouse (they have to be councillors nominated for mayor in your hometown)... I get elected to Mayor everytime with no church donations or parties of any kind sometimes even by 42 votes while the closest competition comes in at 28 xD
town buildings are worth more than cash. and Ships are the mother load. why cash isn't worth as much don't know.
Each class must hold you in high regard meaning you have to supply as much as possible. the only thing that doesn't matter is bricks and Iron goods. if your prices are set right and you have a steady flow of goods. and have attained enough wealth. The game checks on the 1st of each month to see if you can advance.
You can't skip levels so trader 50k, merchant+100k, travelling Merchant+200k, counselor+400k, Patrician+800k - 1 mil. All have to happen In succession to move to the next level.
An erratic supply is very bad. you need to hire a administrator and set up the trade window with the consumption rate in the market hall. Double is the rule of thumb. except Bricks and Iron Goods,
Buying up the wrong goods in your town hurts your rep. stick with your home town. giving people places to live and jobs is a bonus. wells, donations to feed the poor, the first church extension cost 20k. feeding the poor. your wife's social status celebrations, bathing and attending church to pray all matter. the last two can actually bring charges against you, if not done
"joining the Guild" is only needed outside of your home town. Each town has its own opinion of you. your wealth is still your wealth. the peoples Opinion is exclusive to that town. places like Aalborg are inaccessible except as a starting town. This is to bring items to a vote before the town counsel. (mostly to expand walls) once your alderman its only needed to acquire things at auction. try to join your hometown as soon as you have started building ships in 2 ports.
the Alderman can call for a vote in "all" towns.
a big thing to remember is you can build a ship in any town with a shipyard. all you need is the cash and supplies in the town these can be on one of your incoming ships. (out going is unavailable).
I'm usually building in Luebeck and Stettin as soon as possible. I take Loans to make it Possible faster. Remember to buy the guns until they upgrade to the next level the shipyard levels and gunsmith are related it usually takes around 10 to move up to the next level weapon. don't sell in any town with a shipyard until you've reached the next level weapon.
