The only thing you need to keep in mind when doing counter-offers is that each customer has their own "budget," thus, if you make an offer out of their budget, they'll just flat out refuse. A good counter-offer I've always done is +30% and it pretty much always works, especially if it's the product they offered to buy.
Selling face-to-face is much harder, and is only really good for rushing EXP or if you need to burn excess product for storage space, why? Well, it's much harder to get your customers to agree to anything that isn't 1:1 with the fair price, heck, even sometimes if the price is at its fairest they'll only get a 90% - 92% chance of accepting the deal which is annoying, even more annoying with those late night visits you get from customers that are really "in need." if you just wanna chill, then pay no mind, just keep doing what you're doing, the game's pretty much a sandbox anyway.
That may be true from a price standpoint, but phone deals are always generally better because there's very high chance that when you lowball them, they'll agree to that price, do that face-to-face and they'll probably just ask you to GTFO of their face.
