the reason you can only have 1 is to PREVENT the exact thing you are trying to do, aka make automated factories. the late game areas are for that. early game use the single workers to do something simpler.
for example you can have the sweatshop AND the storage unit as methlabs, a SINGLE chemist can manage two setups by themselves, with zero cleaning needed.
thats 4 methlab setups and 2 employees automated there all you have to do is pick up the meth every once in a while and resupply them.
or alternatively, use them what they are designed for, early game drug growing and late game storage areas.
Funny, I kind of went the other way in my beta game. I've got the bungalow set up as a weed farm/drying area, the sweatshop set up as a double meth lab, and I'm mixing things in the storage room.
Four employees total, plus me. I'm kind of going for the "micro pharmacy" mentality this run, no barn or dock warehouse. I'm going to see if I can successfully convert it into a micro-cocaine chain later.
Perhaps you have also forgotten the added value of being literally next door to the casino. Not gonna lie, that influenced my choice of "personal base" a bit with this run.
You need to install beta patch.
I'd say there's about 1 bed, 2 mixing machines and 4 shelves that can fit in there maybe ?
There's never the space for more than one employee.
It's less about "bungalow is better", more about "motel room + storage locker + sweatshop + bungalow" > "motel room, sweatshop, bungalow". 5000$ is reasonable when you consider that you're not replacing any other property, just adding yourself some additional productive floorspace.
