IKR, I was using my own calculator. However, I did notice when you go to counter-offer, it tells you what the market value of a deal should be.

I noticed that too, but for planning things in advance a calculator would be nice

Exactly this. Just click counter offer, look at the "fair price" click the X to back out and accept the price they give. No calcs needed.
