Redhorn Lode loading issues

Game has ran fine for my entire play through - getting through the mithril lode now and all of a sudden i'm having a litany of loading issues.

Anytime I change zones the dreaded polkadot wall of no passing pops up and no amount of waiting around loads the area for me to pass. I have to leave the game in order to re-load the area and then it goes away. Now i'm having issues where fast traveling to redhorn lode is causing my game to freeze and not load at all. I have to force quit and re-load for it to work.

Game has been 100% no issues up until this area....has anyone found a solution or encountered this issue as well?

For solutions I have tried verifying the files, re-installing the game (clean install) and the game is stored on an SSD.

Same with me on Xbox. This area sucks.

havin the same trouble on a Sandbox game - but its the Eastern Bastion on the third floor
game just stuck on laoding and the only way to get out is taking the "task manager road"

Btw I submitted a ticket about this on their site and all I got back was an email about how they'll pass it on to QA. The area in question is just awful with continuous annoying rockfall and steam vents galore; I have to imagine that has something to do with it but I guess I don't really know.
