So what we have right now regarding property size is already seemingly close to the limit of what the game can reliabily handle. Unless the devs were to improve servers and/or the code/background stuff it's probably best to leave it like it is now, i.e. to have multiple properties for varying purposes.
What they could maybe do is make the transitions between properties more fluent. Do you still boot people off your property or force them to reload when switching between them? That's a bit awkward, isn't it? Maybe it would be better to have loading areas at the edges of your active property that would take visitors to the other ones?
Some structures like the gazebo admittely take up a huge chunk of space. I wasn't really prepared for that and had to rearrange a lot. I wish we could drag and drop multiple items and structures at a time because moving only individual items is a real pain - especially if you have a lot of them line the entrances and outside walls and nooks and crannies. Every time I built more house addons I was shuddering to think that I would soon have to touch so much to make room for it. And I bet I didn't have the messiest main property of all time, so the pain others have to go through must be several times worse.
We have sprinklers, kind of. Use potatoes, tomatoes and cabbage to keep stuff hydrated. Or buy HydratePro fertilizer.
BUT... the game still has a lot of other thing that need a lot more attention first - like the incomplete main quest, just as a small example.
