You need to open the X-PLANE "X-Plane OBJ.obj" files with "ModelConverterX" and then export it to a standard Wavefront OBJ file which you can then modify with other 3D models applications like Blender.
I believe X-PLANE requires the 3D models to be exported back to an X-Plane OBJ file and then you need to make sure the textures are .png files for it to be able to be loaded by X-PLANE. You can't use .jpg or .bmp files for textures as far as I know.
You must convert them to .png when placing them within the X-PLANE directories. Otherwise you may be able to load the model but it won't apply the textures. You will just have a blank 3D model.
